This Privacy Policy explains what information we collect when you visit the Site, how we use it, who we share it with, and the choices you have.

This policy covers the Site at berangrouphomes.com. It supplements, and does not replace, the SRMFRE Privacy Policy at srmfre.com/privacy-policy, which applies to the brokerage's own website and to your relationship with the brokerage. If the two policies differ on a point about this Site, this policy controls for this Site.
When you fill out a form on the Site, we collect the information you enter. Depending on the form, this may include your name, email address, phone number, the property or service you are interested in, how you prefer to be contacted, and any comments or questions you include. We currently offer forms for listing inquiries and showing requests, general contact, and email updates.
You are never required to submit a form to browse the Site.
When you visit the Site, certain information is collected automatically by our website host and by the analytics and advertising tools described below. This may include your IP address, approximate location (city or region), browser and device type, operating system, the pages you view, the links you click, the website that referred you, and the date, time, and duration of your visit. This information is collected through cookies and similar technologies, described in the Cookies section.
We use the Meta Pixel with Automatic Advanced Matching (described below). When you submit a form on the Site, the Pixel may collect the email address, phone number, name, and location fields you entered, convert them into a scrambled (hashed) form in your browser, and send the hashed values to Meta so that Meta can match your activity to a Facebook or Instagram account for advertising measurement. Meta does not receive the readable text of what you typed through this feature.

If you provide your mobile phone number, we may use it to contact you about the inquiry you submitted, real estate services, transaction updates, appointment and showing confirmations, and information you have specifically requested. Mobile numbers are collected only with your consent. We do not sell, rent, or share mobile numbers with third parties for marketing or promotional purposes. Message frequency varies. Standard message and data rates may apply. You may opt out of text messages at any time by replying STOP, and you may request help by replying HELP. Consent to receive text messages is not a condition of purchasing any services.

Cookies are small text files placed on your device by websites you visit. We and our service providers use cookies and similar technologies (such as pixels and local storage) for the purposes below.
Essential cookies. Set by Webflow to make the Site work, such as remembering that you submitted a form or keeping the Site secure. These cannot be turned off through the Site, but you can block them in your browser, which may affect how the Site functions.
Analytics cookies. Set by Google Analytics to help us understand how visitors use the Site, such as which pages are popular and how people arrive here. Google Analytics collects IP addresses in truncated form and does not identify you to us by name. Advertising cookies and pixels. Set by the Meta Pixel to measure the effectiveness of our advertising on Facebook and Instagram and to show ads to people who have visited the Site. Meta may combine this information with information it holds about you as a Meta account holder. How to control cookies. Most browsers let you refuse or delete cookies through their settings. If you block cookies, some parts of the Site may not work as intended. To limit interest-based advertising more broadly, you can visit the Digital Advertising Alliance at optout.aboutads.info or the Network Advertising Initiative at optout.networkadvertising.org. The Site does not currently respond to "Do Not Track" browser signals because there is no common standard for them.
The Site includes content served by third parties, such as interactive property maps from Google Maps and interactive floor plan tours provided by our tour vendor. These providers may collect information about your interaction with their content under their own privacy policies.
The Site also links to other websites, including social media platforms and real estate listing services. We are not responsible for the privacy practices of those sites, and we encourage you to read their policies.
We keep form submissions and correspondence for as long as needed to respond to you, serve you as a client, and meet the record-keeping requirements that apply to Virginia real estate licensees and brokerages, which generally require transaction records to be kept for at least three years. Analytics and advertising data are retained according to the settings and policies of Google and Meta.
You may ask us to delete information you have submitted; see Your Choices below.
We take reasonable measures to protect the information we collect, including relying on hosting providers that use encryption in transit and industry-standard security practices. No method of transmitting or storing information is completely secure, and we cannot guarantee absolute security.
The Site is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, contact us and we will delete it.
Email updates. Every marketing email we send includes an unsubscribe link. You can also email us to be removed.
Calls and texts. Tell us at any time if you no longer want to be contacted by phone or text, and we will honor the request.
Access, correction, and deletion. You may ask us what personal information we hold about you, ask us to correct it, or ask us to delete it. We will respond within 45 days. We may need to verify your identity before acting on a request, and we may retain information we are required to keep by law.
Virginia residents. The Virginia Consumer Data Protection Act gives eligible residents rights to access, correct, delete, and obtain a copy of their personal data, and to opt out of targeted advertising and the sale of personal data. Although our business may fall below the thresholds at which the law applies, we honor these requests for all visitors. To opt out of targeted advertising through the Meta Pixel and Google Analytics, use the controls described in the Cookies section. We do not sell personal data.
Residents of other states. If you live in a state with a comprehensive privacy law, such as California, you may have similar rights. Contact us and we will respond in accordance with the law that applies to you.

The Beran Group and Shaheen, Ruth, Martin & Fonville Real Estate comply with the federal Fair Housing Act and the Virginia Fair Housing Law. Information collected through the Site is never used to discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, elderliness, source of income, sexual orientation, gender identity, or military status.
We may update this Privacy Policy from time to time. When we do, we will change the effective date at the top of this page. Continued use of the Site after a change means you accept the updated policy. If a change materially affects how we use information you have already given us, we will make reasonable efforts to notify you.
